If you've found the rental home you're looking for, then it's time to start the paperwork. The following rental forms are available for you to download, print, and complete. To start the process, fill out our Rental Application form; please review the notes below when completing your application.
Once you have completed & SIGNED the Rental Application following the instructions below, return it to our office with 1) your non-refundable application fee of $40.00 per adult or $50 per married couple, and 2) your proof of income to Guardian Realty and Management, 2334 East Osborn Road, Phoenix, AZ 85016.
Rental Application Notes
In order for us to expedite your application for a rental property, please make note of the following:
- Your application needs to be filled out as completely as possible. It MUST show your full name, social security number, as well as both current and past residence addresses with zip codes. Please print and keep it legible. APPLICATIONS MUST BE SIGNED IN ORDER TO BE PROCESSED.
- The application must be accompanied with a non-refundable application fee of $40.00 per adult or $50 per married couple. Proof of income should be submitted along with the rental application.
- You will need to be able to formally document income. Paycheck stubs, income tax returns and/or W-2s should be submitted with your application.
- Upon acceptance Guardian Realty will draw up the lease and send it to the renter or their leasing agent. The lease will need to be reviewed, executed and returned to us within 24 hours. We will expect an earnest money deposit to be paid in guaranteed funds at this time. The earnest money will apply to the move in funds required to be paid prior to occupancy. Until the lease is signed and returned and the earnest money is paid, the property remains on the market.
- Prior to taking occupancy, all move-in monies must be paid in a guaranteed form of payment. Personal checks will not be accepted for move-in monies.
- Our standard lease agreement has been drafted by the Arizona Association of Realtors. We attach a Guardian Realty and Management Lease Addendum that fully clarifies the rights and responsibilities of all parties. Both our rental application as well as our Lease Addendum form can be printed from the links above.
- We will attempt to process your application as quickly as possible. Please be aware that our ability to process your application is largely determined by how completely your application is filled out, how promptly income information is provided, and how quickly your current and past landlords are able to respond to us. You should expect that it will take us between 24 and 48 hours to process your application.
- Please be sure to sign your application, your signature authorizes us to verify the information you have provided.
